🌊 Or slow things down with an evening walk along the Everett waterfront, then stop into Muse for a drink after.

My seller spent money before we listed his home and there was a strategy behind every dollar.

We painted, updated lighting, refreshed the trim, repaired the roof, cleaned up the landscaping and installed LVP flooring.

Not because I think every seller needs to renovate before they sell.

Because on THIS house, those were the things I felt would change how buyers perceived it.

And after doing all that work, we made another really important decision. We priced it competitively. We didn’t add up every dollar spent and tack it onto the list price. We wanted the improvements to make buyers fall in love with the house and build trust, and the price to make them feel like they needed to act.

We went pending the first day for $21,100 over list price with a waived inspection.

There were many stressful conversations in the months leading up to going live and I take suggesting someone spend money very seriously. In the end the seller was happy with the listing prep investment and we had a smooth and enjoyable transaction. I’m so grateful when each client trusts me and the process!

I had this picture in my head of something colorful, cottage-y and a little overgrown in the best way for this messy overgrown bed.

We cleared it out this spring, added perennials and then basically got to watch it become more and more like what I had pictured all summer.

The difference between April and August is kind of crazy 🌼

And naturally, instead of being satisfied, I now have a running list of everything I want to add next spring 😂
