The Snohomish County real estate market continued to shift toward a more balanced environment in July, giving buyers more choices and more negotiating power than we’ve seen in recent years. Active inventory increased significantly, with 2,243 single family homes available and about 3.0 months of inventory. The median sold price was approximately $750,000, no change since June, while homes that are priced correctly are still moving relatively quickly, with a median of just 14 days on market. Sellers are averaging about 99% of their asking price, showing that buyers remain willing to pay strong prices for homes that are well-prepared and appropriately priced. Overall, July’s market is creating a better opportunity for buyers without becoming a true buyer’s market—while sellers can still achieve strong results when they focus on pricing, presentation and strategic marketing. With mortgage rates remaining elevated, buyers are also finding opportunities through seller-paid closing costs, rate buydowns and price negotiations rather than waiting indefinitely for rates or prices to make a dramatic move.
