Monday Market Update šŸ” | Snoqualmie Valley

Inventory is at its highest point in a while — 111 homes currently active across the Valley. More options, more time to be thoughtful, more room to find the right fit.
But here's what the numbers behind the numbers are telling us: of the 18 homes that went pending last week, 7 had been on the market a week or less.

I'm currently working with buyers in a multiple offer situation. So yes — inventory is up. And yes — the best homes are still moving fast.

For buyers: more options doesn't mean less urgency. Being pre-approved and ready to move matters just as much today as it ever has.

For sellers: a well-prepared, well-priced home still has an audience. The market is active — it's just more selective.

The market reflected the holiday a little this week — a quieter pace, which is completely normal for a Mother's Day weekend. But steady is the word. New listings kept coming and buyers are still moving forward.

With 104 homes active across the Valley and rates ticking down slightly to 6.42%, there's real opportunity out there for buyers who are ready.

For sellers, inventory is building — so presentation and pricing continue to matter more than ever.

Helping friends sell their home during a major life transition is something I don’t take lightly.

We created a plan back in December to get ahead of the spring market, and over the next few months worked through everything it took to get the home ready—contractors, updates, staging, all of it.

When it finally hit the market, we were met with wind, snow, and power outages… because real estate timing is never that easy.

New listings and pending sales have stayed fairly steady across the Valley, which tells us buyers and sellers are still moving forward—even with rates in the 6s.

At 6.32%, today’s rate sits comfortably within the past year’s range of 5.99%–7.08%. Not perfect, but also not out of line with what buyers have been navigating.

Inventory continues to build, with 93 homes currently for sale in the Valley, including 43 active listings in Snoqualmie. More options for buyers can create more opportunity—but the best homes are still getting attention.

Inventory is building across the valley, with 78 homes currently for sale.

But here’s the part that matters for a lot of buyers—
only 19 of those are single-family homes under $1M.

That’s just ~25% of the market, which is why well-priced homes in that range are still moving quickly.

For buyers: more options overall, but competition hasn’t disappeared where demand is strongest.
For sellers: strategy still matters—especially if you’re in that high-demand price point.

This one feels full circle.

I spent months hosting open houses here, getting to know every detail of the home and the market. I met my buyer early on—he loved it, but wasn’t quite ready to pull the trigger.

We stayed in touch, looked at other homes, but nothing really compared. So when he came back to this one, we were ready—and able to negotiate a better price with the benefit of time, context, and relationships.
