We're officially in the second half of 2026 β€” and if you have a real estate goal before the end of the year, now is the time to start talking.

Here's why: our market tends to pick back up in September and October, but once daylight savings hits and the rain sets in, things get quiet through the winter. That window is shorter than it feels right now.

Fourth of July weekend is almost here β˜€οΈπŸŽ† β€” and if this Valley summer has been any indication, it's going to be a good one.

New listings were steady this week, but I'd expect things to quiet down a bit next week as everyone heads into the holiday. That's pretty normal for this time of year.
With 145 active listings and rates at 6.53%, there's still a lot to work with β€” and buyers who are ready to move over the holiday weekend may actually find a little less competition than usual.

For buyers: if you're serious about finding something this summer, don't let the holiday slow your search down. Motivated sellers are still out there.
