New homes aren’t perfect—and issues often reveal themselves in the first year. Your builder’s 11-month warranty is your last chance to catch defects while they’re still covered. Here’s why an 11-Month Builder Warranty Inspection is one of the smartest moves a homeowner can make.

Builders typically cover defects for the first 12 months.

Scheduling your inspection at month 10 or 11 ensures:
✅ You have time to submit requests
✅ The builder can schedule repairs
✅ You don’t miss your warranty window

Timing is everything—don’t wait until it’s too late.

Your dryer vent removes heat, moisture, and lint from your dryer and safely exhausts them outside the home. When airflow becomes restricted, your dryer has to work harder, increasing drying times and creating a potential fire hazard.

Common findings include:
• Excessive lint buildup
• Crushed or kinked ductwork
• Improper vent materials
• Loose or disconnected ducts

Restricted dryer vents reduce efficiency, waste energy, and are one of the leading causes of dryer-related house fires. Regular cleaning not only improves safety but also extends the life of your appliance.

Inspector Tip: If your clothes are taking longer than normal to dry, your dryer vent may need cleaning.

We get this question all the time: “Is that cosmetic… or is it structural?” Here’s what homeowners, buyers, and agents should know.

Cosmetic or Structural?

Seasonal gaps in trim or crown molding are common — wood expands and contracts.

But consider it structural if gaps are accompanied by:
• Floor sloping
• Door misalignment
• Large wall cracks
• Moisture issues

Trim tells you what the walls are doing.

Radon is a colorless, odorless gas—and the second leading cause of lung cancer in the U.S. Many homeowners don’t realize it can be present in any home, old or new. Here’s what you need to know about radon and why testing matters.

If your home has a vented crawlspace, foundation vents help move fresh air beneath the home to reduce excess moisture. Proper airflow can help protect structural wood, insulation, and flooring from long-term moisture damage.

Common findings include:
• Blocked vents
• Damaged or missing screens
• Improper vent covers
• Evidence of pest activity

Restricted airflow can contribute to high humidity, mold growth, wood decay, and conditions that attract termites and other pests. While newer homes may use conditioned crawlspaces instead of vents, older vented crawlspaces rely on these openings to function properly.

Inspector Tip: Keep landscaping, mulch, and stored items away from foundation vents to allow proper airflow.

We see HVAC issues in homes every week—many of them avoidable. Knowing the red flags can save you money, comfort, and stress. Here is what to watch for…

If your bill jumps but your usage hasn’t changed, your HVAC may be working overtime to compensate for a problem.

Common causes:
⚠️ Refrigerant leaks
⚠️ Worn-out parts
⚠️ Dirty coils
⚠️ Ductwork issues

Your bill shouldn’t be the first sign your system is failing.
