An online home estimate is a starting point, not necessarily your home’s market value.
Online estimates can be helpful for getting a general idea of what your home may be worth, but they’re based largely on data and algorithms. They haven’t actually walked through your house. They may not fully account for updates you’ve made, the condition of the home, a shop or other improvements, the lot, location, or repairs and maintenance the property may need.
When preparing to list a home, Realtors can run a Comparative Market Analysis (CMA) to help determine an accurate listing value. A CMA looks at recent comparable sales, homes currently competing on the market, the condition and features of your property, and what buyers are actually paying in your local market.
Two homes can look very similar on paper and still have very different values once you consider all of those factors.
