San Diego Housing Market Update: September 2026 🏡

Home prices are up from a year ago, and homes are selling faster than they were this time last year.

There are a lot fewer homes for sale right now, and that's the big story. Fewer homes means fewer sales, but buyers haven't gone anywhere. The homes that do hit the market are moving quickly and selling close to full asking.

If you're thinking about selling, you'll face less competition from other listings. Price it right and buyers will show up. If you're buying, expect some competition. A solid plan still gets you the right home.

San Diego City Council just pushed back on robotaxis, and it could affect some of the city's most popular neighborhoods.

On Monday, the council voted 8-0 on a resolution asking the state to give cities control over where autonomous vehicles can operate. Right now, only state agencies regulate them. The resolution also asks the airport to keep robotaxis out, calls for protections for taxi and rideshare drivers, and wants charging hubs and fleet facilities kept away from homes, schools and hospitals.

The resolution doesn't change the law on its own. But it comes as robotaxis are moving in fast. Waymo launched earlier this month in a 40 square mile area from Pacific Beach to Sunset Cliffs, Barrio Logan and Normal Heights. Zoox is about to start testing in Little Italy, the Gaslamp, North Park, South Park and more. Tesla's Cybercabs have been spotted around town too.

How this plays out will shape how people get around central San Diego, and where those charging hubs end up could matter to nearby homeowners. If you're buying or selling in any of these neighborhoods, let's talk about what it means for you.

Olivenhain has needed a real fire station for a long time. It just got closer.

Encinitas wants to buy a 23,000 square foot lot on Lone Jack Road, and on Sept. 3 the Planning Commission agreed unanimously that the purchase fits the city's general plan. The lot sits roughly half a mile from the Station 6 that serves the area now.

That matters because Station 6 is the only firehouse in Encinitas without a large engine. Everything east of there has kept growing for decades and the coverage hasn't kept up.

The next part moves slowly. The city put PBK Architects under a $400,000 design contract last October, but there's still no site plan. The land is zoned rural residential floodplain, so a fire station requires a minor conditional use permit. Fire Chief Josh Gordon compared the eventual building to Station 4 on Village Park Way and said the full process runs on a multi year clock once you add budgeting, design and permits.

The neighboring Little Oaks Equestrian Park also stays put. City staff said the park and a station work fine side by side.

What buyers notice first—and it’s not always the kitchen

The front door. The smell in the entry. Whether the floors look tired. Most people form an opinion in the first 30 seconds and spend the rest of the tour looking for reasons to back it up.

Fix the cheap stuff first. New door hardware, clean baseboards, open blinds, one lamp on in every room. Costs almost nothing and changes the whole walkthrough.

Encinitas just landed $33.6 million in federal money to make its railroad corridor safer, and the crossings you use every day are about to change.

The city won the grant for a round of upgrades along the tracks. New vehicle and pedestrian gates are coming to the E Street, D Street and Leucadia Boulevard crossings. One pedestrian crossing will close. Two new at-grade crossings for people on foot and on bikes will go in, plus a full undercrossing so you can get to the other side without waiting on a train. Encinitas covers 20% of the cost.

Mayor Bruce Ehlers called the corridor a vital transportation link and said the work will create safer crossings, improve connectivity, and better protect residents and visitors.

The money comes out of a $5.3 billion federal package for rail safety from the U.S. Department of Transportation. California pulled in close to $190 million of it, including work along the Amtrak Pacific Surfliner route.

Safer crossings, easier access to the coast, and less time stuck waiting on a train. Good news for anyone who lives, walks or rides here.

San Diego homes aren’t cooling down at night the way they normally do—and there’s a reason for it.

Water temperatures off Scripps Pier recently reached 76.6 degrees, nearly 10 degrees above normal. At the same time, the cold-water upwelling that typically helps create our marine layer has stalled. The result is warmer, more humid nights and homes that hold onto the day’s heat much longer.

A few things that can help:

🪟 Close blinds on west and south windows by 9am
🔥 Keep the stove off, grill outside, or eat cold
💨 Run your bath and kitchen fans to pull humid air out
🚪 Shut doors to rooms you don't use
🧰 Seal gaps under doors and around windows
🌙 Wait until the outdoor temperature drops before opening up the house

But the bigger homeowner conversation is what may be coming next. NOAA is forecasting the possibility of a very strong El Niño this fall and winter, which could bring heavier rain and temporarily elevated sea levels.

Now is the time to look at your roof, gutters, drainage, and grading—not once the first major storm is already in the forecast and contractors are booked.

A little preparation now could prevent a much bigger problem later.
