Transcript: San Diego is one of the superstars that both weathered the COVID-19 crisis relatively well and posted record performance during the 2021 recovery year.

This year, vacancies have remained below 4%, clocking in at 3.9% in the first quarter. Asking and effective rents continued to grow at a brisk pace, rising 3.1% and 3.2%, respectively. San Diego has always had a housing affordability issue, and the last couple of years have not offered either owners or renters any real respite.

What’s next for the San Diego apartment market? There are likely to be headwinds on the national and global levels that might weigh on even the most sanguine of projections. Home price appreciation might slow, given how mortgage rates are spiking in response to a general tightening of monetary policy by the Federal Reserve. Continuing geopolitical uncertainty and the possibility of economic slowdown later in 2022 will serve as net drags. With all that said, income drivers like rent growth and occupancy will likely remain strong: The stress may come on the transaction and pricing side, as investors may not be as willing to accept low cap rates given rising cost of funds.
