Searching for a home in the midst of the pandemic certainly had its challenges for many of my clients...but as I've said throughout this historical time in real estate, you can't stay HOME, if you don't have a HOME...

Fortunately, the State of Ohio declared the real estate industry essential early on in the pandemic which gave us the ability to continue to help our clients through one of the most uncertain times in recent history ... during a time - which ultimately and literally - shifted society's worldview of the true importance of HOME... so incredibly grateful to do what I do❤️

Debating Whether to List or Purchase a HOME?

Lately, it seems more than ever I’m asked the question, “how’s the market”? Not a simple answer, but I can tell you the Greater Cleveland area is experiencing a housing shortage as I’ve never seen in my almost 10 years as an agent. But there are many factors to “the market”...so I thought I’d compile a bit of research to help those on the fence make an informed decision…or you can always skip the stats below and just give me a call :)

As a potential seller, you’re probably wondering what the current competition looks like…here’s a snapshot -

Currently, there are 1,347 active listings in Cuyahoga County with 1016 closings in the last 30 days. This means that there is a little bit more than one month’s inventory available. This may sound like a lot but for much of my career, there’s typically about 3+ months of inventory available - ie…in March, ‘17, there were 6,368 active listings!

In the most sought after communities in our area, the numbers show the lack of options available for buyers. For instance, in Solon, there are only 9 existing home active listings with 6 of these going active in the last week. In the last 30 days, 14 properties sold…so just over 2 weeks of inventory available in Solon!

Similar to Solon, Beachwood currently has 10 active listings with 8 sales in the last 30 days….so in this case, just over a month’s inventory with 5 of these active listings hitting the market just this week. While some communities in the County are less competitive than Solon and Beachwood, there’s no doubt the market is limited throughout all of Cuyahoga County.

Lake County stats are similar, but inventory is even more sparse as a whole. Currently, there are only 152 active listings in all of Lake County while 221 sales closed in the last 30 days…just about 3 weeks of inventory available for Lake County buyers! Last year at this time, there were about 355 active listings while 278 properties closed 30 days prior. Sellers have a more competitive edge than they did last year in Lake County.

While Willowick has 10 active listings, 7 of those are condos are on the water ($400k-$1m with 3 having yet be built)…Over the last 30 days, 12 properties sold leaving Willowick with one week in inventory of single family homes! Huge opportunity for Willowick sellers right now!

Willowick isn’t the only Lake County community in need of inventory. In Mentor, there are a mere 18 active listings with an incredible 49 closed deals in the last 30 days…which means there’s less than 2 weeks inventory! Sellers, what are you waiting for?

Needless to say, it’s a great time to LIST your home…but what does this mean for BUYERS - should they wait it out?

Absolutely NOT! Firstly, Interest rates are historically low providing buyers more buying power. But experts estimate the current interest rates of about 3-4% could double by the end of this year. In fact, many experts suggest that the low rates we’ve seen recently won’t be seen again in our generation.

Not only will the cost of money increase, savvy buyers need to consider that appreciation rates continue to climb in our area. In fact, last year, Cuyahoga County home values increased by an astonishing 16% in 2021 according to the results from the County’s triennial reappraisal….in other words, the home a buyer can afford today will not be the same home a buyer could afford next year!

But buyers unquestionably face fierce competition today so it’s vital to have an experienced Agent helping them navigate through this complex market. However, if you’re in the market to buy, don’t be discouraged by the low inventory. As the weather breaks in the coming weeks, more listings will become available. In this market, a responsive agent is vital to your success…and I never want to be the reason a buyer doesn’t get the chance to view a property.

An example of the Grants for Grads Program:

Purchase Price ------------------------------------ $200,000
FHA Loan ------------------------------------------3.5% down payment requirement
5% Grant for Grads= $10,000 towards a down payment, closing costs and prepaid expenses
