More and more buyers and sellers in Westchester are running things by AI before they call me and I completely understand why. It is fast and free, and it will answer you at midnight when nobody else will.

As a starting point it is genuinely useful. Ask it how closing works in New York, what a contingency is, or what homes in your price range have been selling for in Chappaqua or Katonah. But that is where it should stay.

AI can hand you a number. It cannot tell you if that number makes sense for a specific street in Somers, what a seller will realistically accept, or when to push and when to hold back in a negotiation. That part is not information you can look up. It is judgment that comes from years of doing this work in this market.

So use the tool. And when you are ready for the part AI cannot do, send me a message. 🤍

Nobody leaves a showing in Westchester saying the outlet covers were dirty. They leave saying it felt a little tired. That feeling is what kills a listing before an offer ever comes in.
