Let’s talk interest rates, buyers, sellers and what is actually happening right here in Pulaski County, Kentucky.

It’s easy to turn on the news or scroll Facebook and hear what the “housing market” is doing nationwide.

But if you’re thinking about buying or selling a home, what you really want to know is:

What is happening in MY backyard?

Because what’s happening nationally isn’t always what’s happening in Somerset, Pulaski County and the Lake Cumberland area.

So let’s keep this simple. No economics degree required.

The Federal Reserve raised interest rates by 0.25% today, and if you’re thinking about buying or selling a home, you may be wondering:

What does that actually mean for ME?

First, the Fed raising rates does NOT mean mortgage rates automatically went up 0.25% today. The Fed doesn’t actually set mortgage rates.

Mortgage rates are affected by a lot of things happening in the economy, and the latest average 30-year fixed mortgage rate is around 6.76%.

So why did the Fed raise rates?

The simplest answer: inflation is still higher than they want it to be.

When the Fed raises rates, they’re basically trying to slow spending enough to bring inflation down. The tradeoff is that borrowing money can stay more expensive.

So what does that mean here at home?

IF YOU’RE A BUYER IN PULASKI COUNTY…

Yes, interest rates matter.

At 6% or 7%, your monthly payment is going to be higher than it would have been with those crazy-low 3% rates we saw a few years ago.

BUT there is another side to this.

When rates were around 3%, everyone wanted to buy. We had bidding wars, multiple offers, homes selling immediately and buyers sometimes paying over asking price just to get the house.

Today?

Buyers generally have more choices and more negotiating power.

Depending on the house, you may be able to negotiate the price, ask for closing costs, negotiate repairs or even have the seller help buy down your interest rate.

So while borrowing money is more expensive, actually buying the house can sometimes be easier.

And if rates eventually come down, refinancing could be an option for some homeowners. I just wouldn’t buy a home assuming that’s guaranteed.

IF YOU’RE A SELLER IN PULASKI COUNTY…

There are still buyers out there!

But today’s buyer is paying VERY close attention to their monthly payment.

That means sellers need to be realistic about price, condition and competition.

You can’t necessarily put a price on a house and expect five offers by tomorrow like we sometimes saw a few years ago.

The good news is homes ARE selling.

Recent Pulaski County data shows a median sold price around $271,000, with homes taking around 75 days on the market overall.

And remember, that’s a broad look at the county.

A $250,000 house in Somerset can have a completely different buyer pool and timeline than a $700,000 home near Lake Cumberland.

That’s why local market knowledge matters so much right now.

Real estate is LOCAL.

What you hear on the national news isn’t necessarily what’s happening in Somerset, Pulaski County or around Lake Cumberland.

And here’s something else worth remembering…we’ve been through changing rate markets before.

In 2018, mortgage rates climbed into the upper 4% range.

Then rates dropped.

By January 2021, mortgage rates hit an unbelievable 2.65%.

Everyone wanted to buy.

Then rates went the other direction.

By October 2023, the average 30-year mortgage rate reached 7.79%.

And here we are today around 6.76%.

The point?

Rates change. Markets change.

Nobody knows exactly where mortgage rates will be six months or a year from now.

And today’s Fed announcement certainly doesn’t mean we’re heading straight back to 3% mortgages anytime soon.

So I wouldn’t make a major life decision based on trying to perfectly time interest rates.

If you need to move, let’s look at the numbers.

If you want to buy, let’s figure out what payment you’re comfortable with.

If you’re thinking about selling, let’s look at what homes like yours are actually selling for right now.

Sometimes waiting makes sense.

Sometimes buying now makes sense.

Sometimes selling now makes sense.

It depends on YOU.

That’s really the biggest takeaway from everything happening with interest rates right now.

Don’t let a national headline make the decision for you.

Look at your finances. Look at your plans. And most importantly, look at what is actually happening in your own backyard.
