This remains a very competitive price range. Affordable homes are hard to find, and when a good one hits the market, buyers tend to move quickly. Sellers in this range are still in a strong position if their home is priced appropriately.
🏡 $150,000 - $300,000
• 140 active listings
• 83 homes went under contract in the last 30 days
• 1.6 months of inventory
This is currently the hottest segment of our market. Demand is strong, inventory is limited, and many buyers are competing for the same homes. Sellers who prepare and price their homes correctly are seeing excellent activity.

• 101 active listings
• 55 homes went under contract in the last 30 days
• 1.8 months of inventory
This price range remains very healthy. Buyers still have options, but quality homes continue to move. Presentation, condition, and pricing are becoming more important than ever as buyers become more selective.

• 86 active listings
• 17 homes went under contract in the last 30 days
• 5 months of inventory
This is a much different market. Homes are still selling, but buyers have more choices and typically take longer to make decisions. Luxury sellers need patience, strategic pricing, and strong marketing to stand out from the competition.

If you’re buying under $500,000, be prepared when the right home comes along because inventory remains tight.
If you’re selling under $500,000, well-priced homes are still seeing strong demand.
If you’re buying or selling above $500,000, expect a more balanced market with more opportunities to negotiate and longer marketing times.
