Some days in real estate, you wake up with a perfectly planned schedule… and then a 15-inch culvert pipe becomes part of your day! 😂

This vacant lot is under contract, and we were working through the right of first refusal when it became clear that getting this driveway pipe installed was necessary to keep everything moving forward.

Did I know when I woke up this morning that I'd be coordinating a pipe installation? Absolutely not! But that's the thing about real estate—you never know what the day is going to bring. You just have to be prepared to handle whatever comes your way.

As a realtor, I’m always talking about new homes, new memories and new beginnings, but do you ever think about your old house? Do you reminisce about the good times and all the memories that you made?

I caught this moment with Riley while we were at the cabin which is across the road from my previous house (Miller Equestrian Farm).

I imagined what she was thinking as she sat there staring across the road at the farm that she used to roam everyday.

I bet she was remembering riding shot gun in the RTV or tractor while hauling hay bales, plowing snow, dumping manure or checking fences.

She was probably thinking about all the nightly feedings under the vast starry sky when all you could hear was the sound of the horses munching on their hay before she finally turned in for a well deserved night of rest.

I bet she even remembers the lessons she learned when her cattle dog instincts took over and she attempted to herd the horses as though they were cattle.

I’m certain she thinks about all the students she welcomed over the years and how they always had time to throw her ball or frisbee before their lesson.

And surely she was remembering her daily walks to the pond where she would dive in and retrieve sticks for what seemed like hours.

Above all, I hope she remembers how happy she made my life on that farm. I’ll always remember that cold February morning that a very young Riley was sitting outside my barn as though she was reporting for duty. I don’t know where she came from, but I’m sure glad she found me.

May all your memories of your old homes be as special as Riley’s (and mine).

This one was a journey to say the least!

There were definitely some twists and turns along the way. The property went back on the market after the first buyer got cold feet. Yep… that happens. It’s a thing. And while it may happen, it’s really unfortunate for a seller, especially when that means suddenly carrying two mortgages while waiting for the next buyer.

There were plenty of ups and downs throughout this transaction, but I have to say… I had the absolute BEST seller. ❤️

Patient. Courteous. Kind. Understanding. And honestly, he had the best mental stability of anyone I've ever worked with! 😂 Through every curveball, he stayed calm, reasonable, and positive.

Nothing about this transaction was easy. But we kept moving forward, worked through each challenge, and finally made it to the closing table with a very happy ending! 🎉🔑

This is exactly why the relationship between an agent and client matters so much. We had the best relationship, trusted each other, communicated, laughed through the craziness, and worked together as a team.
