Help is on the way for tenants and landlords!!
$100M relief bill has been passed by both the Senate and Assembly.
The funds will be available for tenants that fell behind on their rent due to Covid-19. The outstanding rents will be verified with the Landlord and the disbursements will be paid directly to Landlord.
This program expands the current Homelessness Prevention Program.

Wha?! Yes, it’s possible.
This is not a post about being a nomad, bartering or subletting; it’s about being strategic in real estate ownership aka “House Hacking”. Here’s the deal:
Buy A House (2-4 family) “oh, but I can’t”....please, stop right there✋🏽. If you have a little money saved, you’ve worked for 2 years straight and your credit is ok, you need to contact a mortgage lender BEFORE you say you can’t. moving on....
Make sure the rents in the area are in line with the rent you need to charge to cover your mortgage. If the rents don’t match up, then you need to look in a different location or adjust your criteria (meaning, you might need to get a little dirty). Getting dirty is a good thing because that means you’ll have created equity, which means Mo’ money!
Next, find a tenant, they move in, start paying rent and you will cover mortgage. Voila!

Keep your Eyes on 3 KPI’s
Measuring and tracking your KPI’s is a MUST in any business whether it’s real estate investing, services, physical products, etc..
You should be able to reverse engineer your ROI. So if you’re out there cold calling for off market, texting, direct mailing, etc these are simple ?’s to
evaluate your success and keep track:
1) How many marketing pieces/calls did you make #/$
2) How many people responded to your campaign - Response rate %
3) How much did it cost to acquire the lead - Cost per Lead $

ok ok ok 2 more.... 4) How many leads turn into a close/sale - Conversion %
5)How much did it cost to Convert the Lead to a sale - Cost Per Sale$

If you’ve been sitting on the sidelines, it’s time to stand up and get in the game!!!
I had been comfortable for years, holding a steady job, while working on my side gig. never surrounding myself with those that could catapult my knowledge and growth.....because of fear of the unknown.
I get it.
It’s not easy starting something new, or speaking to a new group of people. But if you don’t cross that solid line, you will never get to the next phase, you will never learn of the possibilities or be presented with opportunities.
It’s Go Time!
