🏠 BOSTON
• ~$850K — Median sale price
• ~1.9 months — Housing inventory
• ~1,000 — Homes sold in July

🏡 SOMERVILLE
• $957,500 — Median sale price
• 192 — Homes currently for sale
• 73 — New listings in July
• 9 days — Median time to pending
• 100% — Median sale-to-list ratio
• 44.3% — Sales closing above asking price

📈 WHAT THE DATA TELLS US
The Greater Boston market is seeing more inventory and a more selective buyer environment, with active listings across the metro up 14% year-over-year. At the same time, demand remains steady, and well-positioned properties continue to attract attention.
