In April showings, buyers move quickly past cosmetic details. Paint colors, fixtures, and even outdated finishes usually aren’t deal-breakers.

What they’re really evaluating is:
• Does the layout make sense?
• Does the home feel solid and well cared for?
• Does the space work for how people actually live?

If the bones are good, buyers can imagine updates over time. But if the layout or structure doesn’t work, no amount of fresh finishes will change that.

Every April Fools’, I’m reminded how many things buyers have been told about the market that just… aren’t true.

Things like:
• Wait until prices drop
• You need 20% down
• You should wait until rates are perfect

After years in this business, I can tell you most buyers aren’t held back by the market — they’re held back by bad information.

The smartest first step is always the same: get pre-qualified and actually run the numbers. It clears up a lot of the myths pretty quickly 🏡
