As of July 2026, the real estate market in the city of Sonoma, California has transitioned into a more balanced environment. While still competitive, the market has moved away from the volatility of previous years towards steady, sustainable appreciation.
The median sale price is approximately $1,203,780, reflecting a 4.7% increase year over year.
Homes are typically selling within 34 to 61 days. This is a slight increase from 2025, giving buyers more time to conduct due diligence.
And…most properties are closing at 98.4% to 99.8% of the asking price, indicating that sellers are still receiving near full value offers.
The Outlook?
For Sellers, pricing accuracy is paramount. Homes priced correctly for the current market, and those that are “turn-key”, move in under 30 days, while overpriced listings are seeing price reductions and sitting for 60+ days.
For Buyers, there is more inventory and less pressure to rush decisions. With annual appreciation slowing to a sustainable 2 to 5%, it is a more favorable time for deliberate, long-term investments.
