Test the drive when you'd actually make it, confirm school boundaries and options, check wildfire maps and insurance early, and spend time there on a normal weekday. In Sonoma Valley, I find buyers get clarity faster when they compare routine before scenery.

If you're selling from out of town, the biggest mistake is trying to do everything at once.

The simpler plan is to work in order: build the repair list first, book vendors early, gather paperwork before launch week, then stage and photograph when the home is truly ready. If a move may be ahead, start one shared folder now for permits, receipts, warranties, and vendor contacts. In Sonoma Valley, I find remote prep runs smoother when one local person is coordinating the details.

Eleven years ago, I made one of the biggest decisions of my life.

I left my career in healthcare to pursue real estateā€”a leap of faith that was both exciting and terrifying. I had no idea where the journey would lead, only that I wanted to build a career centered around helping people through some of life's biggest transitions.
