Each year, we’re seeing about 100,000 new homes built—yet the need is more than triple that, at 312,000 annually. These numbers speak to challenges woven into the fabric of our state, much like the complexity of a fine wine. Right now, the median home price in California hovers around $930,000, and the income needed to keep pace is about $212,000 a year. That’s far beyond the typical household income of $116,000. Even steady careers, prudent savings, and careful planning sometimes aren’t enough to open the door to homeownership for many families. In the Bay Area especially, where the average home is closer to $1.4 million, the dream of owning a home is starting to feel like a luxury reserved for a select few. While saving more, reducing debt, or moving farther away from the heart of wine country might make a difference for some, it’s clear that no amount of budgeting can bridge every gap. The reality is, California’s affordability now depends on who the state still truly works for—leaving many hardworking families on the outside looking in.

As someone who has called California home for a lifetime, I’ve seen firsthand how our state’s soaring single-family home prices—hovering near $800K—make homeownership challenging for so many, especially younger and middle-class families. Condominiums have often offered a more approachable path, but legal hurdles have discouraged developers from building them. The main culprit? Legal risks: developers sometimes face defect disputes that can end up in court before they’ve even had a chance to address the issues. Once a homeowners association is formed, attorneys can move quickly with claims, which has nudged many builders toward rental apartments instead of condos for ownership. A new bill proposes creating a right-to-repair process, giving builders the necessary window to fix defects first while still protecting homeowners’ rights to stronger remedies if needed.
