A buyer showed me a quote last week with a lower rate than mine. Looked great on paper. Then we ran it. Roughly seven thousand more at closing to save about a hundred fifteen a month. That's about sixty-two months before you're even.

So the real question isn't which rate is lower. It's whether you'll still have this loan in five years.

Most people never get asked that. It's the first thing I ask.

Escrow account. Impound account. Same thing, and it confuses almost every first-time buyer I talk to.

It's a savings account that comes with your mortgage. Every month a piece of your payment goes in, and twice a year they pay your property taxes and insurance out of it.

Under 10% down it's required. And that money is always yours — sell or refinance and whatever's sitting in there comes back to you.

It also makes two quotes look further apart than they really are, because one may include it and one may not.
