When most people picture a Realtor, they picture someone who's fast talking, always selling, pushing for a signature, and trying to close the deal as quickly as possible.

I get it. Those people exist. But that's never been my style.

When we sit down together, my goal isn't to sell you on me. It's to help you make a good decision.

I don't measure success by how many homes I sell this month. I measure it by whether you'd trust me enough to call me again in ten years when you sell that home, when you decide to buy your next investment, when your grandmother needs to sell the family home to downsize, or when your kids are ready to buy their first starter home.

My job is to slow things down when they need to be slowed down. To point out the things you may have missed. To explain what's normal, what's unusual, and what could become a problem later.

If I think you're making a mistake, I'll tell you. If I think you're overpaying, I'll tell you. If I think your expectations on price are unrealistic, I'll tell you that too.

The truth is, you're going to make the final decision. It's your home. Your investment. Your future.

I'm not here to make decisions for you. I'm here to make sure you have the information and perspective to make the best decision for yourself.

- Third: Build Reputational Luck.
Become known as someone who follows through, solves problems, and leaves people better than they found them.

Your reputation starts working even when you're not in the room.

- Fourth: Practice Expectation Luck.
Expecting opportunities, look for them, and act when they appear instead of talking yourself out of them.

I think one of the biggest lies in real estate is that buying a home is primarily an investment.

Don't get me wrong—I absolutely want my clients to make smart financial decisions. But if you're buying a home based only on spreadsheets, you might miss the reason you wanted to move in the first place.

First, your home shapes your daily life. It determines how long you commute, whether your kids can walk to the park, whether you drink coffee on a deck with a view or stare at a fence, and whether your weekends are spent hiking, surfing, gardening, or sitting in traffic.

Second, the most successful buyers I know don't chase the 'perfect investment.' They chase the lifestyle they want to wake up to every morning. The investment often follows because they stay longer, care for the property, and build equity over time.

Third, nobody looks back twenty years later and says, 'I'm so glad I chose the house with the slightly better cap rate.' They remember birthday parties in the backyard, dinners with family, neighbors who became lifelong friends, and watching their kids grow up. Those experiences are the real return on investment.

When I sit down with clients, I spend a lot more time asking about the life they want than the house they want. What community do I want my family to be a part of? Do you want to walk to coffee? Do you want acreage and chickens? A surf check from your front porch? A quiet mountain retreat? A shorter commute so you can have dinner with your family every night? The house is just the vehicle. The destination is the life you're trying to build because this endeavor of buying a home is very expensive and it should be a life that you want to live not just something you are tolerating.

So before you ask, 'What's the best investment?' ask yourself a better question: 'What kind of life do I want to live every single day?Because the best homes don't just build wealth—they build the life you were hoping money could buy in the first place. The funny part is - that turns out to be an attractive and valuable element of investing in a home of your own.

Before you buy a house, there are some documents and inspections that some buyers don't read… and it can cost you tens of thousands of dollars later.

Here are the 3 biggest red flags I look for in a disclosure review.

1. WATER / DRAINAGE

Has the seller ever had leaks, drainage issues, standing water, roof problems, sump pumps, mold, ANYTHING.

Because water is patient. It waits. And then it becomes YOUR problem after close.


2. UNPERMITTED WORK

Finished garage? Added bathroom? Converted basement? Great… were permits pulled?

The county absolutely cares when you go to pull your next permit, insure the home, or sell the home down the line.

Yes — buyers can inherit code violations they don't know even exist."


3. NEIGHBOR / AREA ISSUES

Noise complaints. Boundary disputes. Easements. Shared driveways. Problem neighbors.

You’re not just buying the house… you’re buying the experience of living there.


A good disclosure review isn’t about killing deals. It’s about knowing what you’re walking into before you wire hundreds of thousands of dollars.
