"National sales dipped, but don't read too much into it"
NAR's July report showed existing-home sales down 1.7% from June, but still up 0.7% year-over-year, and NAR's chief economist called the market "remarkably stable" even with rates where they are. Year-to-date sales are actually up 2.4% nationally. Headlines love a dip; the full-year trend tells a steadier story. Locally, that stability is showing up too, well-priced homes in Bucks and Montgomery counties aren't waiting around.

New proposal would add 210 homes at Freddy Hill Farms site in Towamencin
Philadelphia-based Pinnacle Realty Development Company has paid $26 million for roughly 130 acres in Towamencin Township that once housed Freddy Hill Farms and its family fun center. Pinnacle now plans to build 210 homes in partnership with Toll Brothers. The plan calls for 50 carriage homes starting in the mid $800,000s, 87 small-lot, single-family homes starting in the mid-$900,000s, and 73 large-lot single-family homes starting around $1.5 million. Groundbreaking is targeted for early 2028, pending approvals. The proposal, which preserves over 66 acres of open space, marks the third iteration of development plans for the site after Towamencin Township rejected an initial 320-unit pitch and a follow-up 140-unit, large-lot plan. It will go before the Towamencin planning commission in September, with Pinnacle principal Anthony Maras arguing that adding housing at multiple price points is key to easing the region's housing shortage.

West Rockhill to consider amended data center ordinance in July
West Rockhill Township in Bucks County is moving toward adopting a significantly strengthened data center ordinance. The move comes after residents pushed back on an earlier version passed in April and demanded tougher protections. The revised ordinance includes a minimum site size of 35 acres (up from 25), a building height cap of 35 feet, a strict 55 dB(A) noise limit at all times with phased sound studies required before and after construction, mandatory water and wastewater and electrical feasibility studies, a prohibition on groundwater or surface water extraction, closed-loop cooling systems that must comply with state and federal environmental regulations, soft yellow LED lighting only, and required economic impact and energy safety plans along with an enhanced decommissioning plan. The board approved the advertisement of the amended ordinance, and a public hearing to adopt the ordinance will be held at the July 15 supervisors meeting. The board also created a West Rockhill Citizens Committee to provide ongoing feedback. Township officials emphasized that no data center applications have been filed or are pending.
