Associations that fund reserves adequately can spread those costs more predictably through regular dues. When reserves fall short, a special assessment may be needed when major work comes due.

For an owner, a useful fall step is asking the board or management company for the current reserve study and funding information rather than waiting for an unexpected assessment notice.

Reserve requirements and disclosure rules vary by state and by each association's governing documents.

One of the pleasures of getting to know a city is discovering how much there is to do close to home.

Dayton’s museums give you plenty to explore this fall. At the Dayton Art Institute, “Looking for Japan: Early Japanese Photography” runs through November 29, 2026, while “Captivating Clay” showcases contemporary Japanese ceramics through January 3, 2027.

Opening October 17, “Wall Power!” brings quilts from the American Folk Art Museum into the galleries through January 10, 2027.

For a different kind of discovery, Carillon Historical Park and the Wright Brothers National Museum explore Dayton’s history of invention.
