The newest market numbers just dropped for Northwest Vermont and there's a lot to unpack here. I'll give you the honest take. The inventory surge is real. Single family homes for sale are up 25.5% and condos are up 60% from last year. Homes for sale overall are up 32% year over year. That is the biggest inventory increase we have seen in years. And yet, homes are still selling in 7 days. Seven. That tells you the buyers are out there. They are active and they are ready. The market is not soft. There is just finally more to choose from.
Here is what that means for you depending on where you sit.
If you are a buyer, this is your moment. You have more options than you have had since before the pandemic. You still need to move when the right one shows up because the best properties are still getting attention fast. But you are not walking into every showing knowing you are up against 10 other offers. That pressure has eased.
If you are a seller, pricing matters more right now than it has in three years. The buyers are there. But with more inventory, they have choices. Overpriced homes are sitting. Correctly priced homes are going under contract in a week. The difference between a great agent and an average one is showing up in the numbers right now.
A few things that stood out to me :
Closed sales up 14.5% year over year. People are buying. Condos are on fire. Median up 4.7% to $382K and closed sales up 37.8%. Franklin County single family median at $518K. Chittenden County single family at $617K.

Today we celebrate the man who built this. Happy Birthday Cole Elwood. 🎂🏔️

Here's what a year in the life of Cole looks like:
He speaks on stages in front fellow realtos. He takes selfies in front of Olympic rings in Atlanta just because it's a good morning to be alive. He puts For Sale signs in yards himself. He shows up at KW Family Reunion and KW Luxury to bring back the best ideas for our team. He finds a beach and still smiles like a kid. He takes his family to dinner and actually unplugs. And he does all of it while leading one of the most active real estate teams in Northern Vermont.
Cole didn't build Elwood Realty to be impressive. He built it because he genuinely believes Vermont deserves great real estate service and great people delivering it. He shows that every single day.
This year alone he has recruited and developed agents, volunteered at Habitat for Humanity, mentored through coaching frameworks, listed and sold homes across Franklin, Wahington and Chittenden County, and still made time for the people who matter most.
