The shift no one warns first-time buyers about: in 2016, about 2,800 Cape Cod homes sold between $200,000 and $400,000. In 2025, roughly 250 did. That market did not slow down. It nearly vanished.

The good news: these homes still come to market. This spring alone, 85 Cape homes sold under $400,000. They exist. They just move fast.

Spent Sunday morning on the flats with my fiancée, digging quahogs alongside a good crowd of locals and vacationers. Then it was back to work for an open house.

This past Saturday, the country marked 250 years since the Declaration of Independence.

Right now, the oldest active listing on Cape Cod was built around 1680. By the time the founders signed in 1776, it had already stood for nearly a century. It is almost 100 years older than the document we celebrated this past weekend.

The Cape is full of houses like this one. Sandwich, Barnstable, and Yarmouth were all settled in the 1600s, and the Route 6A corridor is lined with antique homes that were standing long before there was a United States.

Some places hold history. Cape Cod keeps it standing. Understanding that character is where I come in.

People are sometimes surprised to learn I came to real estate from engineering.

For six years I worked as a process development engineer, building tiny sensors in a cleanroom and chasing precision down to the micron. The job left me with two patents and a habit of getting things exactly right. Then I spent a decade running my own businesses here on the Cape.

The work changed, but the same thread ran through all of it: do the homework, sweat the details, and never give someone a number I can't stand behind.
That is what I bring to your sale or purchase. Not a sales pitch, but a steady hand on the biggest financial decision most people ever make. I run the comps carefully. I read the inspection closely. I manage the deadlines so nothing slips through.

Erik brings an analytical mindset to real estate on Cape Cod, backed by a background in process development engineering and a B.S. in Mechanical Engineering from Worcester Polytechnic Institute. His approachable and relationship-focused style helps buyers and sellers feel informed and confident through every step of the process. Before entering real estate, Erik built two businesses on the Cape, giving him a firsthand understanding of what it means to invest in this community for the long term.

Away from work, Erik kayaks the Cape's waterways, hikes its trails, and volunteers wherever the landscape needs tending — from local horseshoe crab counts to stewarding the historic dune shacks of the Outer Cape with the Peaked Hill Trust of Provincetown. He came to Cape Cod 15 years ago and hasn't looked back since.

Fifteen years ago I moved to Cape Cod.
