🚨Let’s talk about this — because a LOT of people (including professionals) are confused 👇🏽

You may have seen posts saying “Fannie Mae removed credit score requirements” and thought:
👉🏽 “So credit scores don’t matter anymore?”

🚫 Not exactly.

First, let’s start with the basics ⬇️

🏛️ Fannie Mae is NOT a lender.
They do not give you a mortgage.
They set guidelines for loans that lenders later sell on the secondary market.

🏡 When a loan follows Fannie Mae guidelines, it’s called a conventional loan.

So what does “NO minimum credit score” really mean?

✔️ Fannie Mae does not publish a specific minimum score number
❌ That does NOT mean lenders stopped using credit scores

Most lenders STILL:
• Pull credit
• Price loans based on credit risk
• Set their own minimum score requirements

Why? Because lenders take the risk before selling the loan.

Can someone get a Fannie Mae loan without a score?

Yes — in the individual specific cases, with:
• Strong income stability
• Verified assets
• Non-traditional credit (utilities, rent, etc.)
• Manual underwriting or lender overlays

This is not common and not automatic.

Guidelines are complex.
Strategy matters.

Story time… because who knew this would become the longest listing of my career. (Not complaining)

And when I say long—I mean years.
From unwelcoming neighbors, to receivership, to ownership transfers, and everything in between… this house put us through it ALL.

But we stayed the course. No shortcuts. No giving up.
And in the end, we got it SOLD, right under asking, with NO seller concessions, NO credits, NO help.
