🏡 UTAH HOUSING MARKET UPDATE — JULY

The Utah market is staying surprisingly stable—but buyers are starting to gain some leverage.

📊 Here’s what happened in July:
🏠 2,695 single-family homes sold — up 1.35% from last year
💰 Median price: $585,000 — essentially flat
📈 14,296 homes listed — up 5.81%
⏱️ Median days on market: 39 days, up from 34

What does this mean?

👉 Buyers: You have more choices, more time, and more room to negotiate.

👉 Sellers: Homes are still selling, but pricing and presentation matter more than ever. With buyers having more options, your home needs to stand out from day one.

👀 The big thing we’re watching? Mortgage rates.

There’s still plenty of demand in Utah, but many buyers and sellers are sitting on the sidelines. If rates move toward—or below—6%, we could see activity pick up quickly.

For now, we’d call the Utah market:

Stable. Slower. More competitive.

And remember, the national headlines don’t always reflect what’s happening in your neighborhood.

The Salt Lake Parade of Homes is one of our favorite ways to get inspired. Sure, it’s fun to tour the over-the-top homes (and garages! 😍), but the best part is finding ideas you can actually use in your own home.
