Attention investors - I was fortunate enough to place this ranch in Charlestown under agreement last week. Upon closing on this property, I plan on passing along some of those savings to a new buyer as I will be wholesaling the home in the low 300's. In the super pricey South County real estate market, these types of opportunities are few and far between. Would make for a great flip for a contractor as there's equity potential.

Rental market has cooled but that didn't stop us from finding a great family to rent 544 Old North Road in Kingston. My primary focus has and is always will be working with clients on buying and selling real estate. However, in the last few years, with less homes for sale, there has been a push to do more placement rentals. We pre quality all tenants by taking a look at credit scores, employment, criminal history and personal references. Additionally I market the property to a wide and captive audience. If you're currently struggling to find a tenant or have a home that's just sitting there, give me a shout and we can discuss some income generating options.

Busy fall continued with one of my favorite closings of the year. My first time buyer clients won a hotly desired home in Burrillville. The property had been completely renovated and featured 4 beds/3baths over 2700 square feet on a picturesque acre. It was priced below competing comps, so we came in with our best offer and a take it or leave it time window to prevent the dreaded bidding bar. In the first-time buyer and middle tier market we are still seeing bidding wars so it's imperative to have an agent who's familiar in working in these environments and winning these competitions. A little late to the game but wanted to congratulate my sellers on the sale of this superb carriage house at 210 Mountain Laurel Road in North Kingstown. We were able to sell the home for 25% more than what they paid for it n 2021 while also setting the mark for highest 1 bedroom (non waterfront) sale in North Kingstown this year. Congratulations to my clients at 50 Camden for getting their Bonnet Shores home leased. The new tenants? A wonderful couple renovating their home in the Pier. They needed a place during their renovation and 50 Camden was a perfect solution. With rental placements, I take pride in not just getting the house leased but finding a reliable and solid renter. How do we accomplish this? By doing background checks, verifying credit and income as well as references. Please keep us in mind if you have a house to rent.

Last week we closed on the sale of my home on Cypress Avenue. Selling a home in a neighborhood that I grew up in and selling a home that I oversaw the entire build process was one of the toughest decisions I've made in my life. However, as a single dad with two active kids it was the realistic and appropriate decision. This home has become too large for just me and when I have the boys, we are rarely home.. We will be looking to transition into a condo or townhouse somewhere in Narragansett. Keep me in mind, if you're aware of anything off market specifically in Glen Oaks, Seawinds, Northgate or Sweet Meadows.
