🏡 What Happens If You Price Your Home 10% Too High? 🏡

Many homeowners believe they can always lower the price later. Unfortunately, that's not always the case.

When a home is priced too high, several things can happen:

❌ Fewer buyers schedule showings.
❌ The home sits on the market longer.
❌ Buyers begin to wonder if something is wrong with the property.
❌ Price reductions become necessary.
❌ The home may ultimately sell for less than if it had been priced correctly from the start.

Here's why:

The first few weeks on the market are when your listing gets the most attention. Buyers, agents, and online search alerts are all watching for new listings. If the price doesn't match the market, many buyers simply scroll past it.

Imagine a home worth $800,000 listed at $880,000. Buyers shopping in that price range may compare it to homes that offer more upgrades, better locations, or larger lots. Meanwhile, buyers looking around $800,000 may never even see it.

The goal isn't to "test the market." The goal is to attract the most buyers possible and create demand.

After 40 years in real estate, I've learned that pricing a home correctly from day one is one of the most important factors in a successful sale.

A contingency is a condition that must be met before a real estate sale can move forward. It protects the buyer (and sometimes the seller) by allowing them to cancel the contract under certain circumstances without losing their deposit.

Common contingencies include:

✅ Inspection Contingency
The buyer has the right to inspect the property and negotiate repairs or credits if issues are discovered.

✅ Loan Contingency
The buyer must be able to obtain financing. If the loan is denied, they may be able to cancel the contract and receive their deposit back.

✅ Appraisal Contingency
The property must appraise at or above the purchase price. If it appraises low, the buyer and seller can renegotiate or cancel the agreement.

✅ Home Sale Contingency
The buyer must sell their current home before purchasing the new one.

✅ Insurance Contingency
The buyer must be able to obtain homeowners insurance on acceptable terms.

In simple terms, contingencies are the "if" statements in a purchase contract:

If the home passes inspections...
If the buyer gets a loan...
If the property appraises...
..then the sale moves forward.

For buyers, contingencies provide protection. For sellers, fewer contingencies can make an offer more attractive because there are fewer hurdles before closing.

After 40 years in real estate, I've found that understanding contingencies is one of the most important parts of buying or selling a home. They can save buyers from unexpected surprises and help sellers evaluate the strength of an offer.

Question of the day: If you were selling your home, would you choose the highest offer or the offer with the fewest contingencies? Sometimes they're not the same thing!
