Spending time working in their store, I learned how hard work can reap great rewards. I went on to study Business Management at UC Santa Cruz, and participated in numerous extra-curricular activities including being President of the Santa Cruz Ski & Snowboard Club. Shortly thereafter, I worked for one of the country’s largest property developers, Simon Property Group, gaining valuable experience in marketing, sales, customer service, and management. My husband and I decided to move to South Lake Tahoe in 2010, after doing the 'weekend warrior' commute from SF every weekend. I worked as the Ski School Sales Manager at Kirkwood for two seasons before attaining my CA and NV real estate licenses. Currently, I am a Certified Lake Tahoe Area Specialist and I have attained my Property Management Certification from the California Association of REALTORS®. I am driven to help you make YOUR Tahoe dream a reality – just like mine! Moving to Tahoe was one of the best decisions I have ever made, and the prospect of helping others do the same is why I love this career. In my free time I am an avid skydiver, skier, and road cyclist. While homes may be taking longer to sell these days, prices have not come down. Many are waiting for interest rates to drop so they can finally afford a mortgage.

Unfortunately, when that finally happens, prices are going to jump up again and competition for homes will be fierce.

If you can afford a temporary higher monthly payment now, you may be saving thousands of dollars on the total purchase price in the future. The best time to buy is always now. Home ownership continues to be the best investment option out there if you’re in it for the long term.

If you can afford a temporary, higher monthly payment, now is a great time to buy since there is less competition. When rates drop, so can your payment. Ex: On a $500,000 loan at 7.99% the payment is $3665/mo. When rates drop to 6.5%, the payment drops over $500 to $3160/mo. If you have to pay a higher rate for 12-24 months, you will spend $6000-$12,000 more in monthly payments. That's a lot less than making competitive offers that are $20-50K over asking, once rates come down. 📉

🤑 If you are waiting for home prices to drop in before you enter the market, I have a feeling you are going to be waiting for a very long time (up to forever)⏰️. While higher interest rates have slowed the frenzy, home values have remained strong. Homes are taking a little longer to sell, but it is still a due to demand.

stats are in for December and January. Looks like 2023 is off to a slow start. With just 46 homes on the market, 18 new listings, and 18 sold homes - that leaves...THE LOWEST INVENTORY I've seen in my 10 year real estate career here.  Yes, we always have less inventory in the Winter, but this is a new low.

If you are thinking of selling, I have buyers looking! (regardless of the snowpocalyspe)
Prices have come down a little but there's still a lot of demand. Interest rates are back down to around 5.5% making homes a lot more affordable.

Some interesting/current real estate stats that show the market's reaction to the inflated economy.

🏠 The average days on market in Dec 2022 was 28 days, down from 11 days a year ago
🏠 48% of listings are selling at a reduced price
🏠 20% of listings are selling above list price
🏠 New, pending sales are down 50% from a year ago
🏠 Prices are down 12% from their peak in May but are still flat from this time last year
🏠 99% of mortgages are current

What does this all mean?

It means the market is normalizing. There is more of a balance between 'buyers' v. 'sellers' markets.

Now is a great time to list your home, because there is still pent-up demand. Home values are still strong but are coming down from their peak.

There is not going to be a surge of inventory due to recession like we saw 15 years ago, so prices won't come down THAT much. If you need a new home, there's no reason to wait it out hoping for big changes. As long as you are comfortable with your monthly payment, let's start shopping. If today's interest rates intimidate you, you can always refinance when the rates react to inflation coming down (which it finally is!). And when rates finally come down, there's going to be a lot more buyer competition once again.
