South Padre Island has miles of land to the north… so why haven’t we built on it?
Drive far enough north and the condos disappear. Then the hotels. Eventually, even the road ends — but the island keeps going.
There’s still a lot of land north of the South Padre most people know, but developing it is a lot more complicated than simply building another condo.
Infrastructure, dunes, wetlands, wildlife habitat and coastal regulations all play a role.
South Padre is still growing, though, and that makes the north end of the island something worth keeping an eye on.
The South Padre Island of the future may look very different from the one we know today.

Hard to beat a day like this on the water.
Spent the day fishing the jetties and the flats with my good friend Capt. Luis Flandes, chasing redfish and enjoying some beautiful South Texas weather.
Luis knew exactly where to put us and where to cast. We ended up catching several oversized reds, one BIG one, and brought home six keepers.
Big thanks to Capt. Luis for putting us on the fish and making it such a great day.
Beautiful weather, good company, and fresh redfish headed for the dinner table. I’d call that a successful day.
