Seeing white, chalky deposits on your basement wall? That’s efflorescence — a clear sign moisture has been moving through the masonry. Before you start tearing up floors for an interior French drain, look outside first.

Simple exterior fixes often reduce how much water reaches the foundation: clean and repair gutters, extend downspouts away from the house, correct negative grading, keep mulch and heavy vegetation away from the foundation, and make sure surface water has a clear path downhill. Interior drains and sump pumps help manage water that’s already at the foundation, but they don’t always stop the source.

Not every leaky window needs replacement — sometimes the fix is simple. During a recent inspection in a sunroom, water was backing up into the sill because the window’s weep holes were clogged. Weep holes are tiny drainage openings that let water escape; when blocked, water can collect in the track and find its way inside, damaging sills, trim, and flooring.

Signs to watch for: standing water in the track, staining or peeling paint beneath the window, soft sills, or water during wind-driven rain. Cleaning the weep holes often restores proper drainage, but persistent intrusion should be evaluated by a qualified contractor.
