🚨 Spill the 🫖: Conventional Renovation Loan Tip 🚨

Before you start scheduling inspections and spending extra money, PAUSE and fully understand what’s already INCLUDED in your renovation loan package.

💡🚨Many buyers don’t realize this:
With a conventional renovation loan, the lender often requires a consultant/inspection process that is already built into the loan — and those fees are typically paid at closing.

That means if you go out and hire a separate renovation inspector or consultant on your own for the same purpose, you could end up paying TWICE. 💸
✔️ Typical outside inspection/consultant costs can range from $1,000–$1,500+
✔️ Many renovation loans already include a required consultant inspection fee within the loan structure
✔️ The lender’s consultant usually helps review repairs, renovation scope, contractor bids, and draw schedules
✔️ These inspections are often mandatory for lender approval and fund disbursement during renovations

🤔Buyer Tip:
Before hiring anyone independently, ask your lender:
🤷🏽‍♀️What inspections or consultants are already required in my loan?
🤷🏽‍♀️What fees are already built into closing costs?

Being a mom never clocks out… and neither does being a realtor. 💕
