Advantages of a VA home loan
As a realtor I recently attended a seminar on VA home loans so now I will be sharing with my veterans on the advantages of obtaining a VA home loan
• Sellers can pay up to 4% of the closing cost
• Lower credit scores basically 620 compared to 715 for a conventional loan
• No down payment. There is one caveat. The home loan can’t be more than the appraised value
• No mortgage points. Because a VA loan is guaranteed there is no need for mortgage point.
• No due on sale penalty. It is illegal for a lender to demand one.
• Loans are assumable with the approvable of the VA and lenders.
• VA loans now only takes about a day longer than conventional loans to close.
• VA appraisals are not that much more stringent than a conventional appraisal. A VA appraisal will be habitual, safe and structurally sound for a VA home buyer.

If appliances are included in the listing contract and something is wrong with one those appliances the buyer will be able to back out of an accepted offer. So, if a buyer wants a particular appliance put in an separate addendum

VA approved loan does mean it is guaranteed
Reasons why a pre-approved loan could be declined.

• Property taxes: Once your VA loan is approved and when a buyer submits an offer the property taxes could be make the property more than the loan amount.
• HOA dues: You HOA dues could make your property more than the loan amount.
• Special Assessments: Such as school and road.
Now as a future home buyer make sure your realtor check’s all three of those possibilities. Also, as a buyer and when your home goes to escrow make sure you don’t make any purchases such as a new car or a brand-new ATV, that could cause your loan to be declined once you get to the closing table.

Getting a VA Pre approved loan.
Some information from Veterans United Home Loans
Here is what a lender looks for when they pre-approve a loan
• W2 and the last two years of your tax returns
• Pay stubs or LES from the previous month
• Bank statement one month
• Tax returns from the last two years
• Self-employment tax returns from the last two years
Now if you go to school or are in some kind of special training program, they both count as work provided you find a job close to your graduation date

One fellow ARP member got about 700 hundred dollars behind on her monthly dues. She tried to explain to the associations management that she faced a financial hardship while taking care of her sick parents and asked to work out a payment plan.
The management company that contract with home owners association told her they would take the issue to the association board. As a result she was contacted by an Attorney who informed her that a lien had been put on her home.
She decided to fight then a couple of years later she received a bill for $15,000 about $10,000 dollars of that was Attorney fees, interest and other charges.
According to an Attorney law usually do not charge HOA’s any Attorney fees but instead pass on legal fees to the individual home owner which is an incentive for the firm to escalate charges. A single missed payment can up to thousands of dollars in a few months.
