US Consumer Confidence Hits a Seven-Month Low
Navigating the current real estate landscape requires a clear understanding of the bigger economic picture. Recently, US consumer confidence reached its lowest point in seven months. While many felt more secure about present conditions—evidenced by the present-conditions index climbing nearly 7 points to 121—the outlook for income, business, and jobs has become less optimistic. The expectations gauge fell by about 6 points to 68, a level historically associated with recession concerns. Early in Q3, employers reduced payrolls by 23,000 jobs, and unemployment ticked up to around 4%, mainly because fewer people remained in the workforce. Despite these shifts, homebuying sentiment only softened slightly and continued to trend upward, with about 61% of consumers still expecting interest rates to rise. As federal policymakers keep rates steady and markets anticipate little short-term relief, borrowing costs are likely to stay high through year-end—a factor every buyer in today’s market must weigh carefully. Recently, the median home price in the Miami metro dipped 2.9% to $495,000, while price per square foot edged down 1%. What stands out even more is that active listings fell by 16.9%, and new listings decreased by 2.9%. Homes are also moving a bit faster, with the median days on market down by four days. The labor market is lending support as well, with job growth beginning to turn upward and goods-producing employment expected to move into positive territory after 2025. These shifts are meaningful, especially as some experts believe central bank officials may soon acknowledge the broader economic pressures and Florida’s role in the recovery narrative.
