No More Revealing Risk

Zillow was trying to do prospective buyers a solid and let them know about climate risks for certain homes. The company found 80% of buyers wanted to know this information.

The downside? Agents were losing sales and argued the info unnecessarily worried buyers.
Now? Zillow is taking down the climate risk ratings, replacing with a link if buyers want to dig for the info.

Mortgage demand spiked to its highest level in nearly three years after rates continued to fall.

What does that mean? That lower rates are making people interested in buying a house again.

The average 30-year mortgage is now below 6.30%, lower than the highs of more than 7% earlier this year.

Anyone looking to buy a new home that is waiting for mortgage rates to come down might have to wait just a little bit longer.

What happened? Mortgage rates inched higher Tuesday ahead of the Fed's meeting this afternoon.

But: Some experts say that mortgage rates could start to come down if Fed chair Powell says the central bank will be aggressive in cutting rates down the road.

The problem? Powell and the Fed have been pretty married to a "wait and see" approach, where they want to see how tariffs impact inflation before cutting.

Home sales historically fall when both mortgage rates and home prices rise, but that didn’t happen in October.

Sales rose by 1.7% year-over-year in October - the fastest rise in over two years - despite homebuying getting more expensive overall.

According to the National Association of Realtors, mortgage rates might lower and should stabilize in 2025:

“Our expectation is that rates are going to be in the 6% range as we move into 2025.”

Here’s why:

Demand during this time is down historically 29.5% from the annual peak.
Supply is higher as inventories reach their peak.

With the average 30-year fixed rate mortgage above 7%, buyers are seeking a familiar product: the adjustable-rate mortgage.

ARM applications rose to 7.8% of all mortgage applications last week, the highest rate so far in 2024 according to the Mortgage Bankers Association (MBA).

Buyer Beware: ARMs often present lower rates to start - say, for the first 10 years - before rising to an unknown rate later on. Defaults on ARMs played a big role in the 2008 housing crisis.
