Almost 20 years as a loan officer before I became an agent. That background doesn't go away when we sit down together.
The minute we start talking about where you're going next — house 2.0, as I call it — I'm already thinking through how you pay for it. I know tools most agents have never heard of. I'm not calling someone to ask.
When offers come in, I read the pre-approval the way a loan officer reads a file. Who's the lender? Does the letter match the offer? Right loan type, right amount, written recently? That stuff matters.
And when we talk about price, I'm not handing you one number and walking out. I'm walking you through options. You tell me what you want. My job is to make sure you know all your choices before you make one.

Sellers spend money on the wrong things — and usually before we've even had a chance to talk.
I tell every seller: how we live in our house is different than how we sell it. You're making an appeal to the most people willing to pay the most money. That's a business decision now.
The window is tight — photos to accepted offer. That's when the house has to perform. After that, have at it.
Every dollar you spend should make you more than a dollar back. If it isn't doing that, it's the wrong dollar.

Gas prices keep doing their thing.
One more reason buyers are paying closer attention to commute times again.

Sometimes buying 15 minutes closer to work changes your monthly budget more than people expect. Less gas. Less wear on the car. Less time stuck in traffic.

The house matters. But so does the drive to it.
