When orders arrive, military homeowners may suddenly have to make a major decision:

Sell or rent?

But that decision involves more than simply asking what the house is worth or whether the rent would cover the mortgage.

There are other numbers to considerโ€”equity, selling expenses, maintenance, property management, taxes, vacancy, potential cash flow, and what your housing situation may look like at your next duty station.

You don't have to decide today.

But knowing your numbers before you have to make the decision can give you more time to think through your options.

Client Question: "Should I use all of the money I've saved for my down payment?"

Not necessarily.

The amount you're able to put down and the amount that makes sense for your financial situation aren't always the same thing.

You'll still have expenses after closing, and homeownership means being prepared for maintenance, repairs, moving costs, furnishings, and unexpected expenses.

For eligible VA buyers, a down payment may not be required in certain circumstances. Your lender can help you compare financing scenarios and determine what makes sense for your specific situation.

My goal is to help buyers think beyond getting the keys and consider what their finances will look like after closing day.
