Allan Nanney, Realtor

Allan Nanney, Realtor Where The Pros Go To Grow A native of Charlotte, NC, Allan earned his BS in Business Administration at the University of North Carolina in Chapel Hill.

In June of 2009, he had the opportunity to move to the Sandhills area of North Carolina and now enjoys calling Southern Pines home. Many successful Realtors had another career before entering real estate. Allan's "other" career was 15 years as a senior-level financial executive in various industries. That background in financial management, planning, and consulting has given Allan a unique experie

nce and perspective that helped to define him as "the business professional for real estate" for his buyer and seller clients and has made him a top-producing agent during his sales career. Years of experience as a "consumer" of commercial real estate services have positioned him to be a valuable resource for his commercial clients. Now, Allan applies the experience and training gained from more than 30 years in the real estate profession to help his buyers, sellers, and investors achieve their personal real estate goals and objectives. He believes professional excellence starts with a learning-based mindset, as evidenced by his GRI, CSP, SFR, and CDPE designations. He devotes much of his time to teaching agents at all experience and/or achievement levels. It's now his passion to share the eXp model with REALTORS who want to become the best version of themselves, own their business instead of renting it, and earn more while working less. Allan also believes in giving back to the profession and to the community, having served as President of the Charlotte Regional REALTORS® Association, an officer and director of the Greater Chapel Hill Association of REALTORS®, and a director of the NC Association of REALTORS®. In 2021, he served as the President of the Mid Carolina Regional Association of REALTORS Multiple Listing Service, helping to guide the transition to membership in the North Carolina Regional MLS, where he served as a member for the managing BOD for 2021 and 2022. Outside of real estate, Allan has been involved with Communities in Schools, which mentors at-risk students, and Cell Phones for Soldiers, a national program to support military personnel and their families. Allan is the proud father of Dr. Tripp Nanney of Florence, SC, and Hillary Nanney Caldwell (Bob Fordi) of New York, NY. His adult children have blessed him with three incredible grandchildren: Violet Ryan Nanney, Logan Ezra Nanney, and Adeline Elizabeth (Ada) Fordi. Allan has been married to Terry Wubboldt Nanney, his business partner, since 2016.

Before you step into a showing, clarity beats excitement every time.

Instead of asking everything at once, focus on what actually affects your decision:

→ What has been updated and when
→ How the home has been maintained
→ What flexibility exists around timing

Stronger questions lead to better conversations and far fewer surprises later.

Pricing clarity shapes outcomes on both sides of a transaction.

Recent national data showed existing home sales rose to an annualized pace of 4.13 million late last year, marking the third straight monthly increase. That activity matters because it shows buyers are acting when homes feel fairly priced.

Whether buying or selling, understanding where a home sits in relation to real demand helps avoid hesitation and missed opportunities.

Most buyers do not lose homes because of price. They lose clarity.

A strong must have list helps you move with confidence when emotions show up. Instead of reacting in the moment, you already know what matters.

Try filtering homes through questions like:

✨ Will this layout still work in five years
✨ Does this location support daily routines
✨ Can this home adapt if life changes

When buyers define priorities this way, tours become sharper and decisions feel easier.

Weekend mission: make next week easier.

Here is a simple checklist you can actually finish:

✅ Gather key documents (income, IDs, insurance info)
✅ Update your must have list
✅ Save 5 homes you would tour
✅ Pick one next step and schedule it

A little structure now saves a lot of stress later 🙌

Before you move, do a finance refresh 💰

Not the scary kind. The helpful kind.

Three checkpoints that make everything smoother:

1) Know your comfortable monthly range
2) Know what cash you want set aside after closing
3) Know your timeline so decisions stay calm

A clear financial picture turns browsing into a real plan.

Quick reminder: home value is not a permanent label. It changes with real activity.

What impacts it most:

• recent nearby sales
• current inventory
• how your home compares in condition and layout
• what buyers are actually responding to right now

No matter if you are thinking about selling soon or just staying informed, a value check is always a smart move 📍

February is when early patterns start showing up. Buyers get clearer, sellers get serious, and the market begins warming up in mindset even before it shifts in volume. Watch what people are doing, not just what people are saying, and you will make smarter decisions.

Buyers are not only shopping for finishes. They are shopping for fit 🏡

A few things that tend to stand out in showings right now:

• Layout that feels practical for real life
• Storage that makes the home feel calm
• Spaces that can flex for work, guests, or hobbies
• A home that feels maintained, not just staged

If you are listing, highlight function. If you are buying, tour with your routine in mind.
