Three things to note from the latest NC Realtor Data.

1. House needs to be in AMAZING condition. Think like a new build. Competition is up. More houses are being listed and less are selling.
2. Expect to pay holding costs for 6 months. The market is balanced; 4 months on the market; 2 weeks to prepare to sell; 6 weeks from contract to sold.
3. Data is delayed from realtors. We are looking at 2 months prior, during the "hot time" to sell.
