There is SO much more to putting a home on the market than just taking a few pictures, putting it in the MLS, and hoping for the best.

Knowing the home like the back of your hand before it ever hits the market is so important. From the details of the property to the photography, video, advertising, social media, and everything in between, every piece of the marketing plan has a purpose.

Today was a really fun day in my little space of the real estate world. My clients and myself met with a surveyor who has been in business for 60 years and was able to get some great insight on a property under contract. He was able to give tons of information on how Southern Pines is doing things right now: specifically setbacks, zoning & recombinations.

Also met with an electrician who was able to give us the run down on how grounded receptacles work with much older homes & how those can be brought to code for both safety & peace of mind.

If you are an agent and you aren’t accompanying your clients to EVERY meeting involved in their transaction….you are really missing out on SO much information.

Go to the meetings. Be involved. I have learned so much in the last two weeks & intend on carrying it on with my future clients so I can get the job done and get it done right.

The more you know.

Yes, buyers are still out there buying, and sellers are still out there selling. It's all about marketing your home right and pricing it correctly, and that combo really is everything in this market right now.

My seller reached out to me and said she was ready to move on with her life and really needed this to sell quickly. So we got to work! It actually took almost 3 months of prep to get everything just right (and that's okay, because sometimes it just takes that long to do it the right way), but we came up with a marketing strategy together that got her exactly the results she was hoping for.
