Let's talk about the major systems in your home:
Just like you perform regular maintenance on your vehicle and eventually replace worn-out parts, your home requires the same level of care. One of the biggest mistakes I see buyers make is focusing only on cosmetic updates while overlooking the systems that keep the home functioning day in and day out.
When purchasing a home, I always encourage buyers to pay close attention to the age and condition of the major systems, including:

đĄ Foundation/Crawlspace
These items aren't necessarily deal breakers, but they can have a significant impact on your future expenses and should be factored into your decision-making process and budget.
For example, a home with a 20-year-old roof may still be perfectly serviceable today, but you'll want to understand its remaining lifespan and plan accordingly. The same goes for HVAC systems, water heaters, and other major components. Knowing what you're walking into helps prevent surprises after closing.
This is one of the reasons home inspections are so important. A good inspection gives you a better understanding of the home's overall condition, helps identify maintenance items, and allows you to make informed decisions before moving forward.
A beautiful kitchen is great, but knowing the roof isn't leaking and the HVAC isn't on its last leg is even better.
