Online Home Values: Helpful Tool or Too Much Weight?

Online home value estimates are everywhere.
Zillow. Realtor.com, Homes.com. One quick search and there’s a number staring back at you.

They’re helpful—but they’re not the whole story.

Recently, I worked with a buyer who wanted to submit an offer well below asking price on a home that was priced appropriately for the market. When I asked why, the answer was simple:
“Because the online estimator says it’s worth less.”

When I looked closer, the comps that estimator was pulling from weren’t even in the same town—and they didn’t compare in condition, finishes, or location.

Here’s the thing: automated home values don’t actually see the home.

They don’t know:
• The condition of the property
• The quality of upgrades
• The feel of the neighborhood
• Current buyer demand
• Views—ocean, sound, or sunset
• Beach and sound access (which is huge in our market)

Two homes can look similar on paper, but one has water views or easy access—and that alone can change value significantly. An algorithm can’t stand on a deck and see that difference.

Online estimates are a great starting point. They can help spark a conversation.
They just shouldn’t be treated as the final answer.

A computer can generate a number.
Local knowledge provides context.

And in real estate, context is everything.

I absolutely love this house. It has it all: a dream kitchen, an elevator, four spacious ensuite bedrooms, and an outdoor pool and backyard area that are incredible!!!. Oh, and did I mention you can walk to the sound to catch an amazing sunset?
