The Beach Food Pantry works year-round to support local families, seniors, and individuals who need access to reliable, nutritious food.

What does this mean?

With new inventory outpacing new contracts, buyers are seeing more choices and a little more breathing room than we’ve experienced in recent years. At the same time, nearly 50 properties closed this week, proving that well-priced homes continue to attract serious buyers.

For sellers, today’s market rewards preparation, strategic pricing, and strong marketing. For buyers, increased inventory means more opportunities to find the right property without feeling rushed.

I spent the week at the NC REALTORS® Legislative Meetings, and one topic kept coming up: AI.
Can artificial intelligence replace a REALTOR®?
AI can provide information, analyze data, and answer questions. But real estate is still local. Understanding neighborhoods, market trends, rental demand, flood risks, and negotiating complex transactions requires experience and local knowledge.

One of the best parts of attending the NC Realtors Legislative Meetings isn't just the sessions—it's the opportunity to connect with REALTORS® and industry leaders from across North Carolina.
This week was filled with conversations about housing, advocacy, technology, leadership, and the future of our profession. Just as valuable were the relationships built and strengthened along the way.
Every market is different, but many of the challenges and opportunities we face are shared. Learning from colleagues across the state helps all of us better serve our clients and communities.
I am grateful for the opportunity to represent the Outer Banks Association of REALTORS®, serve as an NC REALTORS® Director and Communications Committee Vice Chair, and bring new ideas and insights back home.
