😎📉RATES ARE ON AN 8-DAY WINNING STREAK

Mortgage rates are set to finish the week MUCH lower than where they started. In fact, we've now gone 8 straight business days without rates moving higher. 👀

How did we get here?

🕊️ Markets have become more optimistic about a potential end to the Iran conflict.
🛢️ Less war tension = less pressure on oil prices.
📉 Less oil pressure = less inflation fear.
🏦 Less inflation fear = happier bond markets and better mortgage rates.

It's not a massive improvement all at once... it's more like death by a thousand paper cuts, except this time it's helping borrowers instead of hurting them. 😂

Meanwhile, the stock market has been enjoying the ride too 📈 as investors become more confident that global tensions may cool off and inflation may stay under control.

⚠️ BUT... before everyone starts shotgunning energy drinks and doing cartwheels through open houses... winning streaks don't last forever.

The big question heading into next week is simple:

👉 Does the Iran conflict continue to cool off?
or
👉 Does somebody throw gasoline on the fire?

If peace talks continue improving, mortgage rates likely have more room to fall. If tensions flare back up, rates could quickly revisit the uglier levels we saw just a couple weeks ago. 🎢

For now though? The bond market is finally acting like it got a full night's sleep and drank water before bed. 😅

Mortgage rates dropped again today, with top-tier 30yr fixed rates averaging around 6.59% — the lowest we’ve seen since May 14th. 👀

So what’s helping rates cool off? 👇

🕊️ More headlines suggesting the U.S. & Iran may be inching closer to a peace framework
📉 Inflation data came in a little friendlier this morning
🏦 Bond markets finally stopped acting like they drank 14 espressos and read doom headlines on Reddit 😅

Less inflation fear + calmer geopolitical vibes = better bonds = slightly better mortgage rates. ✅

Meanwhile the stock market is feeling pretty optimistic too 📈 as investors are hoping the Fed can eventually chill out on the “higher for longer” talk.

🚨 MARKET UPDATE: RATES ARE FINALLY TRYING TO ACT RIGHT 😅📉

Mortgage rates held steady today around 6.61%, which is actually the BEST level we’ve seen in nearly 2 weeks. 👀

So what changed?

The bond market got a little confidence boost from more headlines suggesting the U.S. and Iran may be inching closer toward some type of peace framework.

And remember:
🛢️ less war tension = less oil pressure
📉 less oil pressure = less inflation fear
🏦 less inflation fear = happier bond market
✅ happier bond market = better mortgage rates

Now before everybody starts doing backflips in the Starbucks drive-thru… this improvement is still fragile. 😬

Rates ARE lower than last week’s highs, but one ugly inflation report or geopolitical headline could send the bond market into another emotional support meltdown. 🎢

Meanwhile the stock market is feeling pretty optimistic today 📈 as investors are betting the world may calm down just enough for the Fed to stop giving everyone financial anxiety. 😅

Bottom line:
Mortgage rates are improving, but this market still changes moods faster than a toddler with no nap and a juice box. 🧃💥

🚨 MARKET UPDATE: RATES FINALLY TOOK A CHILL PILL 😅📉

After last week’s chaos, mortgage rates actually moved LOWER today.

Top tier 30yr fixed rates dropped to around 6.61% after hitting roughly 6.75% last Monday. That may not sound huge, but in bond market world that’s basically the equivalent of your toxic ex texting:
👉 “I’ve been doing a lot of thinking…” 😂

So, what changed? 👇

Over the weekend, the market got more optimistic that the U.S. and Iran may be getting closer to some type of agreement or de-escalation.

Why does that matter?
Because:
🛢️ less war tension = lower oil pressure
📉 lower oil pressure = less inflation fear
📈 less inflation fear = better bond market
🏦 better bonds = better mortgage rates

Meanwhile the stock market is acting like someone just told it Taco Bell serves breakfast all day again. 🌮📈 Stocks rallied as investors got more hopeful that things may calm down globally.

BUT… before everybody starts cartwheeling through open houses… this market is STILL extremely emotional. 😬

Mortgage rates are still hanging near the highest levels we’ve seen in about 9 months, and one ugly inflation report or geopolitical headline could send bonds spiraling again FAST.

For now though?
Today was a solid step in the right direction. 👀
