Happy Monday, Downriver! 🏡
Last fall, nearly 45,000 sellers pulled their homes off the market.
The message was clear: "If we can't get the price we want, we're out."
Now? They're coming back. CNBC is reporting that sellers are re-listing at the fastest pace in a decade — and spring is just getting started.
Here's what the data is telling us right now:
📍 Rates are hovering around 6% — down nearly a full point from last year. That's real buying power returning to the market.
📍 Purchase mortgage applications jumped 6.1% in one week — demand is waking up fast.
📍 Michigan inventory is still tight — only about 3 months of supply statewide. Homes priced right are moving.
What does that mean locally? Downriver has always been a value-driven market — and right now, it's still favorable for sellers and more accessible for buyers than it's been in two years.
Pricing is everything in this environment. Come in too high and you'll sit. Come in right and you'll move.

Your property tax notice just arrived — and if you bought your home in the last few years, this is worth reading.
In Michigan, your taxes are based on your taxable value. When a home sells, that value uncaps — meaning your taxes reset to match the current assessed value. For many newer buyers, that shows up as a higher escrow payment or a surprise increase.
Here's what to check on your notice:
→ State Equalized Value (SEV)
→ Taxable Value
→ Then compare your SEV to recent sales in your neighborhood
Every March, Michigan homeowners have a short window to appeal through their local Board of Review. Most people don't know it exists — and miss it entirely.

Happy New Year’s, everyone 🤍
It’s taken me a few days to process this past year — to sit with my heart, to think, and to summon the courage to review everything that has transpired, where I am, what’s been accomplished, and all that lies ahead.
I’m genuinely grateful to be saying goodbye to 2025, and even more grateful to be welcoming a new year with hope, intention, and an open heart.
I’m choosing to believe 2026 can be vibrant, healthy, healing, joyful, meaningful, and good — and I’m choosing to step into it that way.
2025 held a lot.
From deep heartbreak to quiet exhaustion, and everything in between.
And yet… it also held so much beauty.
It held loving and laughing.
Crying and apologizing.
Forgiving and beginning again.
It reminded me that life is either an adventure or nothing at all — and that our messy, imperfect, human moments are often the most sacred ones.
This year deepened something important for me:
Being present — in my home, my faith, my relationships, and my business.
Asking myself, “Is this actually building the life we want?”
That question changed everything.
I’m thinking about someone very dear to our family who was taken far too soon.
A life that mattered. A heart that was huge. A spirit that stays with us.
Our family carries that love forward — and we hold especially close those who continue to walk through loss, change, and letting go in ways that most people never see.
It reminds us to be present.
To choose compassion over conflict.
To remember that peaceful coexistence serves everyone far better than division ever could.
So this year, I’m choosing:
Joy over resentment.
Presence over distraction.
Love over judgment.
Gratitude over regret.
I’m leaving behind what hurt me, and I’m keeping what grew me.
My wish for you is simple:
May you experience more joy than sorrow.
More sunshine than rain.
More peace than worry.
More connection than isolation.
More love than anything else.
Hold your people close.
Take care of yourself and one another.
Don’t wait to be present.
Here’s to a new year, a new chapter, and becoming more fully who we already are.
God bless you and your family, and may the year ahead be filled with peace, joy, and being more present and aligned with all that means most to you.
