When it comes to buying a house, the highest offer always gets the house — right? Surprise! The answer can be “no.” Here are some reasons why your lower offer might just beat that higher one after all.

-Cash offers can be more appealing to sellers
-Ability to be flexible on closing period to suit the seller's needs

Typically, a prospective buyer will request a showing and the buyer’s agent will reach out to the seller’s agent to get approval. Once the approval is received, the appointment is set. This will alert you to start getting your house ready for showing. Buyers will look through the home with their agent and oftentimes have questions. Once the showing is complete, the buyer’s agent should provide feedback. Showings don’t have to be intimidating if you know what to expect!

When a home comes “back on the market,” that means the house was under contract, but for some reason the deal has fallen through and the property is now available again. Before you immediately assume this is a huge red flag, there are some common reasons homes come back on the market!

1) The buyer did not get their mortgage approved.
2) The buyer changed their mind.
3) There was a failed home sale contingency.

An escalation clause is a section in a real estate contract that states that a prospective buyer is willing to raise their offer on a home should the seller receive a higher competing offer. The clause will state how much more the buyer is willing to pay than the highest offer and their spending limit. Essentially, escalation clauses offer buyers protection if other potential buyers outbid them.

When you prepare your house for sale, remember that your goal is to show its potential, not to polish it to perfection.
