Yep! I am a proud Argyle ISD Partner✅ I decided several years ago that one of the best marketing investments I could make was in my community, through the school district ❤️ Honestly, I wanted to volunteer and financially support the leadership (both PTA and administration) at two of the elementary schools, so becoming a Partner just made sense🤓 I had no idea it would garner me an invitation to the annual breakfast😂 But I go every year and get to hear the latest updates from the district leaders themselves. I’m so grateful my investment benefits everyone from teachers to staff to those precious children I see walking to and from school everyday🤗 Go Eagles🙌🏻

It was such a great question: are you still making sacrifices? Even after you got into your home?🏡 We have been talking about the sacrifices home buyers make in order to purchase a home, but does it continue? For most people? Probably, yes🤓 Logan and Jillian discuss the sacrifices of time and energy (Logan putting sweat equity into his house) and money (Logan still taking his lunch to work and eating at home vs restaurants; Jillian and Parker sacrificing money to have professional foundation work done on their home so that it is in the best condition to serve them many years to come)💪🏻 And yet, with all the “sacrifices”, I don’t think either of them would go back to the more “carefree lifestyle” of renting✅

Curb appeal🏡 It’s a THING! It’s not all about landscaping, but I am here to tell you, landscaping is critical to it🌸 As an avid gardener, I love to help clients increase their curb appeal without having to spend a lot of money😉 I get to go to the nursery with an agreed upon budget; spend the clients money (getting the best bang for their buck) on the plants that will create the best impression and survive the harsh summer elements here in DFW; and place the plants so the sellers can plant them. I mean, I shouldn’t get to have all the fun, right?💁🏻‍♀️ What are your favorite plants that create the best impact/curb appeal? Do you have landscaping success stories? Horror stories?🤣

Logan’s story was one of long term sacrifice (he chose to live with his parents after he graduated college, so he could save money💵💵 vs living independently with buddies). In the end, his pain was actually short term (a couple of years) and his gain was a great down payment saved for his long term investment. The common attribute in the stories of Gen Z home owners? Sacrifice✅ I have yet to speak to one who says it wasn’t worth it😉

Jillian and Parker have a great story🥰 They started out bumpy (found houses, went under contract, had issues that led to terminations). Then, took a break😉 Reassessed (Do we really want to live here? What do we really want? Should we let go of previous expectations?) and came back with a bang! They were focused, committed and prepared✅✅✅ Even in a competitive market, younger buyers can make things happen 🏡

We’re talking about the average price of a house in the 4 major counties here in the Metroplex: Dallas, Tarrant, Denton and Collin. Averaging the average of all 4 counties leads you to a very different “average” than taking each one individually ✅ Also, averages change every month. Also…you’ll hear me mention the Z app a couple of times—don’t confuse that with me condoning it’s use🤣 I’m just a realist who understands that most people who aren’t Realtors use that app to understand their real estate market😳❌ Conversations with a high-performing agent and a local lender will get you much further down the path of understanding than a Z—-mate ever will😉

How did your Gather and Grow workshop go last week, Susan? Quite well, thank you👍🏻 I’ll be sharing clips from our discussions for the next few weeks, but this is a great place to start: the Average cost of a house in DFW. It’s possibly not what you think 🤔 The number thrown around most in the media is the average for the nation. Then, there’s the average for Texas, which is different from the average of Dallas County (much higher)😉 The numbers matter because when you change wha you look at, what you look at changes. Does your first house have to cost the “average” price of a home or can it be less expensive? Think about it…. There’s a lot more inventory than you think under the Average🤓 A lot. Now that that’s clear, you can decide what you’re willing to sacrifice: square footage; location; features or finishes? No matter which price point you’re able to afford, there will be a sacrifice. Seriously. Everyone gives up something—even if you have $1M to spend😳 What’s most important to you?🤷🏻‍♀️
