1️⃣ Your Money Actually Buys a Yard: In California, a million bucks gets you a cute condo and a view of your neighbor's fence. In Texas, you get an actual backyard where your kids and dogs can sprint without hitting a wall.

2️⃣ People Wave (And They Mean It): The first month here, every passing driver waved at me. I kept checking my mirrors to see if my gas cap was open. Nope, people are just genuinely that nice.

September is Childhood Cancer Awareness Month, and this one is personal for our family. 🎗️

On September 12, 2019, our daughter Olive was diagnosed with Acute Lymphoblastic Leukemia (ALL) at just 7 years old. What followed was 800 days of treatment- mucositis, neurotoxicity, countless lumbar punctures, more blood draws and transfusions than we can count, and almost all of her 2nd grade year spent away from her classroom and friends.

Through every hard day, God sustained us. He was faithful, and He held our family close when we didn't know how we'd make it through. So many of you prayed and cared for us in ways we can never repay. We are truly grateful.

This December, Olive will be 7 years cancer-free and 5 years with no evidence of disease. 🙌 She is strong, she is a fighter, and we are endlessly thankful.

Over the years we've had the privilege of supporting several organizations doing incredible work for kids with cancer. One close to our hearts is Wipe Out Kids' Cancer (WOKC) a Dallas-based nonprofit that has funded pediatric cancer research and supported local families since 1980. So much research and family support only happens because of their donors. 💛 If you're able, please consider giving at wokc.org/donate.

This month, we're wearing gold for every child still fighting, every family walking this road, and every one we've lost. Please keep them in your prayers. 🙏 🎗️

Here's what I always walk people through:

1. The upgrade is real, twice the house, twice the lot, zero state income tax. A family earning $300K saves $20K+ a year just by moving
here.

2. Carroll ISD- ranked #1 in DFW comes with the zip code.

3. Property taxes are real. On a $1.5M home, expect $17K–$21K/year. Know it going in.

It's still a great move. But go in with eyes open.

The first thing you should do on move-in day: run your water for 15 to 20 minutes. 🚿

When a house sits empty before closing, water just sits in the plumbing lines. That can cause dirty water, funny smells, mineral buildup, or even clogged faucet aerators. Running every tap clears the old lines and brings in clean, fresh water from the city main. 💧

Your Texas Move-In Day Checklist: 📋

🚰 Flush all water lines: Turn on every faucet (hot and cold), shower, and tub for 15 minutes. Flush all toilets.

🧼 Run empty appliance cycles: Run one quick cycle on both your dishwasher and clothes washer.

🛑 Find the main water shut-off valve: Know where this is right away so you can stop a leak fast.

❄️ Swap your HVAC air filters: Start fresh so your AC runs smoothly in the Texas heat.

🌡️ Test heating and cooling: Make sure your thermostat responds right away.

🧹 Wipe down cabinets and floors: It is much easier to clean before the moving boxes arrive.

🔑 Change the locks and garage codes: Safety first for you and your family.

Taking an hour to do these simple steps will save you from major stress during your first week home. 🏡✨
