With the new NAR settlement procedures here and people worrying about all the changes. I want to share with you what I was able to do for a recent client. This example is why I say, having a professional buyer rep agent can save you thousands, if not hundreds of thousands of dollars.
I represented my client as their real estate agent, mortgage lender, and insurance agent. Being that ultimate One-Stop-Shop for him and his family.

What I was able to do for my client as their mortgage broker: ๐ฆ๐จโ๐ผ
When he came to me, he was previously approved and qualified for a 6.99% interest rate through another lender. I got him qualified for a 6.375% interest rate. I was also able to save him almost $3,000 in closing costs and got him $7,000 in lender credits. Whoop!

What I was able to do for my client as their Real Estate Agent: ๐ผ๐จโ๐ผ
I worked hard to find him the right house that checked all his boxes. This house was only on the market for 3 days and had 13 other offers. Game time! We submitted an offer $5,000 over asking price, a 4-day option period instead of the usual 7, waived the loan contingency since I already had him approved for a loan and shortened the closing date by 10 days. Offer accepted. Yes!
Stage 3.
What I was able to do for my client as their Real Estate Agent and Insurance Broker: ๐ ๐๐
In the closing process I was able to get the seller to cover my buyerโs agent commission and was able to get my client an additional $2,000 in seller credits as well as have the sellers include a $1,500 refrigerator and their $1,200 washer and dryer set. On the Insurance side I was able to save him almost $2,000 for the year on his homeowners insurance with better coverage. Cha-ching!
Stage 4.
Original Fees Before Closing: โ๏ธ๐
My client was putting $15,000 as their down payment and with closing costs, prepaid taxes, insurance and buyerโs agent commission, it was about another $24,000. If you add it all up, they were on the hook for $39,000.
