Buying 1.26 Acres in Wolfe City this month, lot's of exit strategies I'm considering. I could sell with an owner finance option and orginate a note collecting passive income out the gate or even place a few mobile homes on it owner finance those and then lease the land; which will also create passive income while maintaining a long term equity relationship for future appreciation.

Both have a nice IRR and require some leg work to make happen, these aren't my only options but these are the one's I've found to be the most appealing based off of resources and return on my time.

Once you truly understand Real Estate you see how hard it is to lose when done properly.

I am still out here in the trenches buying homes across Texas despite the pandemic! We are avidly looking for properties that are distressed and need work. I've taken on properties with complex title issues, located lost heirs and have even bought homes that were entirely upside that most investors wouldn't even have known where to begin. These situations call for creative solutions that not every investor is equipped to handle.
