You could keep scrolling listings at midnight trying to find the right home for your family. Or you could have a plan instead. 🏡

A feed shows you what's listed. It doesn't show you the off-market homes, the ones already under contract, or the ones I'd eliminate before you ever spent a weekend on them.

A lot of what you're saving has already sold. The rest has a story the photos aren't telling, and I can walk you through what that story is before you spend a Saturday finding out the hard way in Southlake or Colleyville.

I build the search around what you actually told me your family needed. The right school zone, the right layout, the right neighborhood for where your life is heading. Fewer homes, better ones, in an order that makes sense for how you want to spend your time.

And sometimes ruling something out is the most valuable thing I do in a given week.

It doesn't matter how much I love your Southlake home if the right families don't know it exists. 🏡

So I don't wait for buyers to find it. I go put it in front of them.

It gets prepared before it's photographed, because the first impression a family forms of your home happens on a screen, usually before they've even decided which neighborhood they're focused on.

It gets professional photography and video that actually reflects what makes the home worth the drive out to see it.

It launches everywhere at once, because the families buying in Southlake, Grapevine, Colleyville, and Coppell are looking in more than one place.

It goes to my agent network the day it launches, because some of the right buyers are already working with someone else and the relationships I have are how I reach them.

It gets marketed on social, not just posted there. Those are two very different things and the difference shows up in how many families actually see it.

And I pay attention to what the response tells me. The first week informs everything I do in the second.
